Unless you are already familiar with a particular courts online accessibility, finding quick, reliable, and inclusive fresh case data can be challenging. While some researchers collect dozens of bookmarks or rely upon their Intranet for most courts that they access, a more efficient method is a portal - a single site that maintains links to all available courts. A docket portal functions as a pathway for researchers to access case dockets in all available jurisdictions very quickly. However, as an alternative to accessing cases through a portal, researchers can also use vendor databases to locate docket information. These sites collect data from many jurisdictions, provide a single user interface, uniform dockets, and advanced search functionality. While often the appearance, content, and formatting of state court dockets is different from jurisdiction to jurisdiction, there are exceptions. Some states utilize a uniform statewide case information database, and some court databases have identical user interfaces because their case management systems were built by the same software developers. Commercial databases collect case information and present case dockets with a somewhat uniform format and add additional information and embedded links. For example they may add value to their dockets by consolidating information, adding useful narrative, links to law firm information, case cites, and researcher assisted document retrieval services. Pricing While there are only a few good case information portals on the web, you generally get what you pay (or do not pay) for. Free public record portals are generally updated less often than pay sites, contain broken or stale links, will not be comprehensive, and display distracting ads. Fee based portals generally offer more detailed information and a professional appearance, charge inexpensive monthly or annual subscription fees, and provide better results for serious researchers. Commercial databases attempt to provide the best user interface and include useful services that public access court docket databases do not. Cold Frame - A Simple Greenhouse

It is usually a glass or plastic covered box which is mostly used to harden off seedlings before planting them in the garden. It differs from a cloche in that a cold frame is usually more permanent, whereas a cloche is portable and temporary. Plants in a cold frame are usually in pots or bedding packs. A cloche usually covers plants in their permanent locations in the garden. The seedlings are usually started elsewhere, in a greenhouse, germination chamber, or hotbed. Then they are transplanted to the cold frame to allow them to acclimate them to the cooler outdoor temperatures without subjecting them immediately to the rigors of the ever changing temperatures and wind of the outdoors. The cold frame can be protected by a blanket or similar cover on nights when the temperatures dip lower than the plants inside can tolerate. Since there is no heat, and the sides and cover usually provide minimal insulation against protection against the extreme temperature swings of early spring is important. A cold frame can be constructed using wooden boards, using an old window sash or storm window for a cover. A cover can also be constructed using a window screen onto which clear plastic has been stapled. A prop should be provided so the lid can be propped up during the sunny days, to prevent the inside from becoming overheated. The cold frame can also be used to over winter perennial and shrubs in small pots. The cold frame will protect the small plants from the drying winter winds and help moderate the cold temperatures. Any snow cover on top of the cold frame can also help protect the small plants. A cold frame is an ideal structure to protect small seedlings in the spring before they are ready to set in the garden. Entire books are written about the battle to rid fields and gardens of pests. We are going are giving to give you the basics of protecting your plants from pests. Removing unwanted pests and prevent them from returning is an obvious goal. Garden pests damage plants by nibbling and chewing leaves, stems, and roots and sucking juices out of plants. Damaged plants are less resistant to disease and drought. The damaged plants are less likely to thrive. In the ecosystem of a garden are beneficial insects like ladybugs that enrich the soil. Unwanted insects do nothing but prey on and destroy plant life. We will deal with the destructive types first. Getting Rid of Unwanted Bugs There are various methods you can use to remove the bugs that are damaging your plants. A tedious and time-consuming method, handpicking is effective. For the squeamish handpicking can be quite unpleasant. Damaging bug can be removed by placing an old towel or rag around the base of the plant and shake the stems and leaves so the bugs drop onto the rag. Or spray the plant with a garden hose to wash the bugs onto the towel. Dont let the bugs go free. To kill the bugs, drop the towel into a soapy bucket of water. A plant-derived poison like rotenone or pyrethrum need to be used if the pests are rampant and are covering your plants. These should be applied to the infected plant sparingly. These are available in liquid or powder form. You can use a hand-held or pump type applicator, also called a duster, to apply a powder or dust pesticide. The hand-held model has a tube with a flat end and a hopper with a crank that you turn to disperse the dust. A pump-type duster that resembles a bicycle pump is useful for spraying the undersides of the leaves. Read the directions for using pesticides before starting. Although printed in small type, always follow the instructions to the letter. Another weapon against garden pests is insecticidal soaps, which contain fatty acids that kill harmful insects on contact. Some come ready to apply in a pump sprayer bottle, while others must be mixed with water. Directions for each product will specify which pests they control, how frequent to apply. And they also tell where to apply such as directly on the insect or on the underside of the leaves. Be careful of the plants downwind that might be affected when spraying or dusting on any pesticide. Pesticides should be applied when there little or no wind so there is no chance of over spray. Early morning or at dusk are the best times. AN Ounce of Prevention Keeping your yard and garden clean and wells maintained can avoid a lot of problems . Dont let diseased or dead plants lie on the ground. Pull weeds when they sprout. Rotting plant parts, vegetables, and falling blossoms should be picked up for they can be breeding ground for grubs and aphids. A lookout should be kept for damaging insects. Take action at first sight. Damaged or chewed leaf or discolored plant are often the first alert to pests. They are not always easy to see. Inspect your plants frequently and keep a close watch. If an unknown insect infests your plant, capture one in a jar. Take it to your local county extension office for identification. Or take it to your local nursery or garden center where someone can probably tell you what it is and what you need to attack it.
Using Bugs to Get Bugs Beneficial insects and organisms in the soil can be used to ward off bad bugs. An excellent alternative to using synthetic chemical pesticide is to use this approach. Soil insect larva can be attack by nematodes that are naturally occurring microscopic organisms. Nematodes are a natural parasite of insects and will insects that feed on roots of plants. Nematodes will not harm plants, humans, animals, birds, and beneficial insects. Symbiotic bacterium is carried by nematodes into a host and then released. The cycle continues as the host dies and another nematode breeds there to leave and find other insect hosts. One commercial product is Bio-Safe. The granule formulation is water-dispersible for easy use. The granules mixed with water can be applied as a solution using a hose end sprayer. Be sure the soil is moist before an application is made, then should be watered in lightly after application. If rainfall does not occur, then water every 3 to 4 days . The industry allows for employment growth, continual learning experiences, and the opportunity to work with diverse people and income groups. The Property Manager can work either directly for an owner of real estate properties, or for a property management company, contracted by an owner or legal entity to care for the real estate over a specific period of time. The Property manager has a fiduciary relationship with the management company and property owner. A fiduciary relationship is one that is based on a mutual trust and complete confidence in one another. The Property Manager is provided an owners real estate portfolio to manage to its highest and best use in exchange for an employment contract or salary. Real estate assignments for the property manager includes apartment buildings, iniums, hotels, storage facilities, shopping centers, office buildings, government subsidized properties, rooming houses, abandoned buildings and plots of vacant land, to name a few. I have managed almost all of the above types of properties for over twenty years. I have managed public and private housing, for non-profit organizations, for the federal government, and for private developers and real estate investors. I also owned my own property management company for eight years. I now teach, speak, and write about property management standards and techniques. Here are some crucial skills, which I know from first hand experience, must be accepted as required attributes and learned skills in order to be a good property manager. 1. Must Know and Stay Current on Local Ordinances and State Laws Managers are required to perform their work according to the laws of the land. The government (city, state, and federal) dictates how real estate is to be managed, from requiring a real estate license (depending on the state), to the use of the real estate (such as rent control laws). From proper trash removal to how and where we must keep security deposits, the manager has to keep abreast of the many legal requirements of managing real estate. If a mistake is made or a task is forgotten, it could cost the owner his or her property, and/or a management companys reputation, loss of the account, or even the loss of real estate licenses. 2. Must Be Highly Ethical and Honest Property Managers work on the Honor Code when they handle other peoples money. By collecting rent, security deposits, laundry machine money et al, the property manager holds a fiduciary relationship with the property owner and/or management company. The owner entrusts the property with thousands of dollars each month, plus the value of the real estate itself. The manager is hired to perform at his or her highest level of integrity. On a daily basis, the property managers good judgment and sense of what is right and wrong is called into play. 3. Must be Detail Oriented and Organized Managers collect the rent daily, and must ensure that each rent is paid and posted to the tenants account as received. Financial records detailing each and every rent transaction are kept, either by rent cards, or on the computer. Lease expirations and renewals, rent increase letters, and rent invoices must be mailed on time. lines for court appearances must be kept, and clients must receive their written monthly report of operations. A skilled property manager is able to multi-task, keep site files organized, and prioritize repairs and assignments. 4. Must Have Good Communication Skills Managers must be able to communicate with people from all walks of life, ures, ethnicities, and personalities. Managers must be able to articulate their cases in front of judges, talk to the owner, negotiate with vendors as well as speak appropriately with tenants, who are often frustrated, upset, or angry. A good manager must be able to stay calm, and communicate in a professional manner. Familiarity speaking in other languages is always a plus. 5. Must have Good Computer Skills Computer competency is a technical skill, like driving, typing, etc. The use of email, mail merge, and faxing through the computer is at the heart of property management today. This is especially true if the property is on one part of the city or state, and the home office is a distance away from the site. If a manager does not have a solid command of the computer and its basic programs, such as Microsoft Word and the spreadsheet Excel, you may be hard pressed to find an administrative position in this field. 6. Should Like Working with the Public If everyone paid the rent on time by the fifth day of each month, the manager would not have rent collection work to do. If a property never had problems, such as toilet overflows, lost keys, or defective smoke detectors, a property manager would have little to do. Therefore, it is important that a manager enjoy dealing with people with problems. A manager should at least like helping tenants with dignity, and in a responsible manager. If you do not like being interrupted several times a day with a dilemma to solve, this type of job may not be for you. 7. Must Be Patient and Have a Sense of Humor There is some pressure involved working with the public. There are days when nothing seems to go right, and if you happen to have a headache that day, it could be a long 9 to 5. A calm personality or a good sense of humor will take you a long way in property management. If you tend to be high-strung, anxious, or become angry or impatient while working within lines or with people with problems, you may want to re-consider taking on this profession. 8. Must Like to Read and Conduct Research There are many types of leases, agreements, forms, and other legal documents that must be signed between tenants, the manager, government agencies, the site attorney, and/or the owner. Real estate and governmental regulations change; the manager must be willing to read up on them and stay current. Documentation must be read and checked before submitted to tenants, agencies, the owner, etc. If you do not like to read in order to keep up with the latest trends, legal and industry changes and terminology used, you will not be able to properly do your job. 9. Must Have a Strong Sense of Duty and Commitment Ensuring that the tenants under your control are treated with respect, have heat and hot water, are not subjected to or committing illegal activities or disruptive behavior of their neighbors, are some of the managers duties. Tenants depend on the managers sense of obligation to the property and the families or professionals who live in it. The manager may not always have the funds to do everything all the time, but what can and should be done, such as keeping the building clean, and having a sense of urgency to get work completed in a timely manner. 10. Should be Flexible-Minded Property Management is a fluid profession, in that it follows economic, governmental, industry, and societal changes that impacts how a property is managed. Managers who still like the good old days of mistreating tenants and making rental applicants jump through unnecessary hoops to get an apartment (or the opposite, by not checking anything), will find him or herself out of touch, and maybe out of a job. The ability to accept changes of law, obey fair housing laws, have a positive, or at least a neutral, attitude about people who are different, and above all, to be open-minded, is a key element of a successful manager. 11. Must Be an Excellent Follow-Up Person A manager can never assume that a repair or rent payment plan will happen on its own. Our mantra is: Follow Up, Follow Up, Follow Up! This is one of the most critical skills of a good property manager. The ability to multi-task, keeping several balls in the air without dropping any of them is challenging, and difficult at times. At a combined speed of about fifty miles per hour a driver might have three seconds to avoid a collision in the last one hundred feet of distance. Now lets say that each car is flying at eighty miles an hour. At the combined speed of one hundred and sixty miles an hour the reaction time in the last one hundred feet would be a fraction of a second. The chance of a serious collision rises exponentially. Although less tangible the fall in Americas morality and the rise in global anti American sentiment is speeding down historys highway on a sure collision course. The problem it creates is that when crises occurs (the oncoming accident) our national reaction time will be degraded and that is where mistakes are made. To say America is falling headlong into gross immorality and violence would have been a bit panicky and excessive only a quarter century ago. We have long since crossed the threshold and now those who still retain an ounce of propriety, civility or just basic humanity are panicky for good reasons. The myriad of crime programs on television have enough real life crime and gore to keep them going for years to come. Sex, violence, and bad behavior in general are the medias single best selling product. Our children look like they have all just been released from a mental institution where they mutilated and marked themselves in a delusional stupor. The language of the rappers and other segments of pop culture flow like acid out of the mouths of our kids with words, attitudes and dissent that would make Sartre, Lenny Bruce or Carlin look like Charlie Chaplin. Parents pound their children to get good grades while every part of their character and personality is besieged with a cultural blast of death and perversion unequalled in the history of the world. Getting As and Bs is a small price to pay for losing their entire mind to a life with so little purpose or gravity as to make feathers look heavy. Battles over placards of the Ten Commandments, Chaplains praying in Jesus name, Christmas nativity scenes and school children going to prayer meetings have come to the forefront almost as much as the wars in the middle east. Secular liberalism has snatched the minds of Hollywood actors, academics and politicians who then allow it to trickle down all the way to school aged children. If they werent being hit hard enough from the top they are then inundated from the bottom. The internet regurgitates schemes, scum and sexual perversion to millions of kids cloistered in their dens and bedrooms while parents scarcely know what could possibly be so interesting on line other than a quaint chat room blog or IM Collective American debauchery is up to a figurative one hundred miles an hour and coming up the road at the same speed is world opinion, unsteady, swerving in and out and ready to play chicken. The day of Americas isolation and insulation from world events has long passed. This is the most educated generation in our history yet the average college freshman doesnt even know where Kentucky is much less Kabul or Bagdad. But others around the world know exactly where Kentucky is geographically and they seem to know where America is morally. They dont have the trees obscuring their vision of the forest. Americans have never given much credence to world opinion but they have been surprised of late by world behavior as in, actions speak louder than words. Starting with the tragic events of 9/11 the world has been sending a strong signal. Anti Americanism has capitulated so fast that George Washingtons alleged vision of an invasion of our shores by a large pact of Eurasian nations doesnt seem all that far fetched. But even if it did not ever come to that, other equally frightening portents are now casting long shadows on the future horizon. Old friends in Europe like Britain and France are distancing themselves in one way or another from the U.S. Venezuelan dictator Hugo Chavez insulted the President while on American soil. Iran and Korea are posturing against the U.S. with open defiance while building and testing nuclear devices. Anti American rallies complete with burning U.S. leaders in effigy are erupting like California wildfires throughout the world mostly in Muslim nations but not limited to them. Saying the world is a powder keg has gone beyond a cursory assessment of world affairs. The volatility of the present world is hardly the question anymore. A more realistic question is why have so many countries around the world taken to playing with matches? To the secularist the combined speeds factor has only two elements, car one is the US and car two is the rest of the world. The decisions of either driver will affect the outcome of the two approaching vehicles. America is driving recklessly down the road fueled by a mixture of self indulgence, isolationism and a long history of being the biggest and best ride in the neighborhood. World opinion is barreling up the other lane with a car full of screaming multi-culturists and dissidents aching for a single chance to play chicken with the big boy on the block. The decision made in fractions of a second will decide the outcome of the contest. Everything from a close call to serious damage or death is on the menu. It is not really quite this simpleor is it? To those who have faith in God and are guided by the Bible there is a third element. Three factors are always in play for the believer, us, them and God. The deeper a believer has gone into scripture the more likely they are to conclude that the key factor is God alone. All human history is guided by the Almighty, from whole nations, right down to the individual. Yes, even kings and presidents, whether they know it or notwhether they like it or not. The king's heart is in the hand of the LORD, as the rivers of water: he turneth it whithersoever he will. Proverbs 21:1 While democracy may be the best form of government to date in world history and the preservation of personal freedoms the noblest endeavor, it is not the salvation of the world. Put simply governments and ideologies do not a savior make. Religion doesnt do much for the world either. Faith in Christ and adherence to his word was never meant to be a religion but a way of life. Democracy is a form of government not truly a way of life. If democracy has provided us with the freedoms we know up to now it will be our misuse of those freedoms that will spell our doom tomorrow.
