Eleven Key Attributes of a Good Property Manager
By Carolyn Gibson Property Management is a career profession. The industry allows for employment growth, continual learning experiences, and the opportunity to work with diverse people and income groups. The Property Manager can work either directly for an owner of real estate properties, or for a property management company, contracted by an owner or legal entity to care for the real estate over a specific period of time. The Property manager has a fiduciary relationship with the management company and property owner. A fiduciary relationship is one that is based on a mutual trust and complete confidence in one another. The Property Manager is provided an owners real estate portfolio to manage to its highest and best use in exchange for an employment contract or salary. Real estate assignments for the property manager includes apartment buildings, iniums, hotels, storage facilities, shopping centers, office buildings, government subsidized properties, rooming houses, abandoned buildings and plots of vacant land, to name a few. I have managed almost all of the above types of properties for over twenty years. I have managed public and private housing, for non-profit organizations, for the federal government, and for private developers and real estate investors. I also owned my own property management company for eight years. I now teach, speak, and write about property management standards and techniques. Here are some crucial skills, which I know from first hand experience, must be accepted as required attributes and learned skills in order to be a good property manager. 1. Must Know and Stay Current on Local Ordinances and State Laws Managers are required to perform their work according to the laws of the land. The government (city, state, and federal) dictates how real estate is to be managed, from requiring a real estate license (depending on the state), to the use of the real estate (such as rent control laws). From proper trash removal to how and where we must keep security deposits, the manager has to keep abreast of the many legal requirements of managing real estate. If a mistake is made or a task is forgotten, it could cost the owner his or her property, and/or a management companys reputation, loss of the account, or even the loss of real estate licenses. 2. Must Be Highly Ethical and Honest Property Managers work on the Honor Code when they handle other peoples money. By collecting rent, security deposits, laundry machine money et al, the property manager holds a fiduciary relationship with the property owner and/or management company. The owner entrusts the property with thousands of dollars each month, plus the value of the real estate itself. The manager is hired to perform at his or her highest level of integrity. On a daily basis, the property managers good judgment and sense of what is right and wrong is called into play. 3. Must be Detail Oriented and Organized Managers collect the rent daily, and must ensure that each rent is paid and posted to the tenants account as received. Financial records detailing each and every rent transaction are kept, either by rent cards, or on the computer. Lease expirations and renewals, rent increase letters, and rent invoices must be mailed on time. lines for court appearances must be kept, and clients must receive their written monthly report of operations. A skilled property manager is able to multi-task, keep site files organized, and prioritize repairs and assignments. 4. Must Have Good Communication Skills Managers must be able to communicate with people from all walks of life, ures, ethnicities, and personalities. Managers must be able to articulate their cases in front of judges, talk to the owner, negotiate with vendors as well as speak appropriately with tenants, who are often frustrated, upset, or angry. A good manager must be able to stay calm, and communicate in a professional manner. Familiarity speaking in other languages is always a plus. 5. Must have Good Computer Skills Computer competency is a technical skill, like driving, typing, etc. The use of email, mail merge, and faxing through the computer is at the heart of property management today. This is especially true if the property is on one part of the city or state, and the home office is a distance away from the site. If a manager does not have a solid command of the computer and its basic programs, such as Microsoft Word and the spreadsheet Excel, you may be hard pressed to find an administrative position in this field. 6. Should Like Working with the Public If everyone paid the rent on time by the fifth day of each month, the manager would not have rent collection work to do. If a property never had problems, such as toilet overflows, lost keys, or defective smoke detectors, a property manager would have little to do. Therefore, it is important that a manager enjoy dealing with people with problems. A manager should at least like helping tenants with dignity, and in a responsible manager. If you do not like being interrupted several times a day with a dilemma to solve, this type of job may not be for you. 7. Must Be Patient and Have a Sense of Humor There is some pressure involved working with the public. There are days when nothing seems to go right, and if you happen to have a headache that day, it could be a long 9 to 5. A calm personality or a good sense of humor will take you a long way in property management. If you tend to be high-strung, anxious, or become angry or impatient while working within lines or with people with problems, you may want to re-consider taking on this profession. 8. Must Like to Read and Conduct Research There are many types of leases, agreements, forms, and other legal documents that must be signed between tenants, the manager, government agencies, the site attorney, and/or the owner. Real estate and governmental regulations change; the manager must be willing to read up on them and stay current. Documentation must be read and checked before submitted to tenants, agencies, the owner, etc. If you do not like to read in order to keep up with the latest trends, legal and industry changes and terminology used, you will not be able to properly do your job. 9. Must Have a Strong Sense of Duty and Commitment Ensuring that the tenants under your control are treated with respect, have heat and hot water, are not subjected to or committing illegal activities or disruptive behavior of their neighbors, are some of the managers duties. Tenants depend on the managers sense of obligation to the property and the families or professionals who live in it. The manager may not always have the funds to do everything all the time, but what can and should be done, such as keeping the building clean, and having a sense of urgency to get work completed in a timely manner. 10. Should be Flexible-Minded Property Management is a fluid profession, in that it follows economic, governmental, industry, and societal changes that impacts how a property is managed. Managers who still like the good old days of mistreating tenants and making rental applicants jump through unnecessary hoops to get an apartment (or the opposite, by not checking anything), will find him or herself out of touch, and maybe out of a job. The ability to accept changes of law, obey fair housing laws, have a positive, or at least a neutral, attitude about people who are different, and above all, to be open-minded, is a key element of a successful manager. 11. Must Be an Excellent Follow-Up Person A manager can never assume that a repair or rent payment plan will happen on its own. Our mantra is: Follow Up, Follow Up, Follow Up! This is one of the most critical skills of a good property manager. The ability to multi-task, keeping several balls in the air without dropping any of them is challenging, and difficult at times. Complex stitches or special finishes sometimes obscure a knit structure, making it hard to tell whether a fabric is knitted or woven. To establish which it is, pull a thread from one crosswise end. If lops show, the fabric is a knit; if a fringe appears, it is woven. Knits vary in stretchability. Just how much a knit stretches crosswise should be determined before you buy it. If the pattern you have chosen is marked for knits only, it will probably supply a gauge, but for only one of three stretch categories slight, moderate, or super stretch. Shopping for Fabrics In knitting, it is extremely important to choose the best knit fabrics available in the market. A successfully chosen garment fabric will complement the pattern design, flatter the wearer, perform according to expectations, and be of good quality for the money. Here is a list of some tips that you need to employ when choosing for the best knit fabric: 1. Weave should be firm. You can test this by scratching the surface; if the threads shift easily, the garment seams may be inclined to slip or develop holes around the stitching. 2. Weave should be uniform. To say America is falling headlong into gross immorality and violence would have been a bit panicky and excessive only a quarter century ago. We have long since crossed the threshold and now those who still retain an ounce of propriety, civility or just basic humanity are panicky for good reasons. Only those living in a cocoon could not see that Americas penchant for sex, blood and sleaze now has a life of its own, a momentum like a fast moving freight train with an engineer who isnt looking for his brakes. The headlines tell the story and there is not enough room here to mention even a fraction of the insanity that has occurred this year alone. Anyone with a TV or radio has heard it all. In Louisiana a fifteen month old baby sexually assaulted. Several high schools have been attacked by disgruntled students and outsiders as well. Five harmless primary school aged children were brutally slain in the Amish community. A family of four was found slain and lying on the side of the road in Florida. The myriad of crime programs on television have enough real life crime and gore to keep them going for years to come. Sex, violence, and bad behavior in general are the medias single best selling product. Our children look like they have all just been released from a mental institution where they mutilated and marked themselves in a delusional stupor. The language of the rappers and other segments of pop culture flow like acid out of the mouths of our kids with words, attitudes and dissent that would make Sartre, Lenny Bruce or Carlin look like Charlie Chaplin. Parents pound their children to get good grades while every part of their character and personality is besieged with a cultural blast of death and perversion unequalled in the history of the world. Getting As and Bs is a small price to pay for losing their entire mind to a life with so little purpose or gravity as to make feathers look heavy. Battles over placards of the Ten Commandments, Chaplains praying in Jesus name, Christmas nativity scenes and school children going to prayer meetings have come to the forefront almost as much as the wars in the middle east. Secular liberalism has snatched the minds of Hollywood actors, academics and politicians who then allow it to trickle down all the way to school aged children. If they werent being hit hard enough from the top they are then inundated from the bottom. The internet regurgitates schemes, scum and sexual perversion to millions of kids cloistered in their dens and bedrooms while parents scarcely know what could possibly be so interesting on line other than a quaint chat room blog or IM Collective American debauchery is up to a figurative one hundred miles an hour and coming up the road at the same speed is world opinion, unsteady, swerving in and out and ready to play chicken. The day of Americas isolation and insulation from world events has long passed. This is the most educated generation in our history yet the average college freshman doesnt even know where Kentucky is much less Kabul or Bagdad. But others around the world know exactly where Kentucky is geographically and they seem to know where America is morally. They dont have the trees obscuring their vision of the forest. Americans have never given much credence to world opinion but they have been surprised of late by world behavior as in, actions speak louder than words. Starting with the tragic events of 9/11 the world has been sending a strong signal. Anti Americanism has capitulated so fast that George Washingtons alleged vision of an invasion of our shores by a large pact of Eurasian nations doesnt seem all that far fetched. But even if it did not ever come to that, other equally frightening portents are now casting long shadows on the future horizon. Old friends in Europe like Britain and France are distancing themselves in one way or another from the U.S. Venezuelan dictator Hugo Chavez insulted the President while on American soil. Iran and Korea are posturing against the U.S. with open defiance while building and testing nuclear devices. Anti American rallies complete with burning U.S. leaders in effigy are erupting like California wildfires throughout the world mostly in Muslim nations but not limited to them. Saying the world is a powder keg has gone beyond a cursory assessment of world affairs. The volatility of the present world is hardly the question anymore. A more realistic question is why have so many countries around the world taken to playing with matches? To the secularist the combined speeds factor has only two elements, car one is the US and car two is the rest of the world. The decisions of either driver will affect the outcome of the two approaching vehicles. America is driving recklessly down the road fueled by a mixture of self indulgence, isolationism and a long history of being the biggest and best ride in the neighborhood. World opinion is barreling up the other lane with a car full of screaming multi-culturists and dissidents aching for a single chance to play chicken with the big boy on the block. The decision made in fractions of a second will decide the outcome of the contest. Everything from a close call to serious damage or death is on the menu. It is not really quite this simpleor is it? To those who have faith in God and are guided by the Bible there is a third element. Three factors are always in play for the believer, us, them and God. The deeper a believer has gone into scripture the more likely they are to conclude that the key factor is God alone. All human history is guided by the Almighty, from whole nations, right down to the individual. Yes, even kings and presidents, whether they know it or notwhether they like it or not. The king's heart is in the hand of the LORD, as the rivers of water: he turneth it whithersoever he will. Proverbs 21:1 While democracy may be the best form of government to date in world history and the preservation of personal freedoms the noblest endeavor, it is not the salvation of the world. Put simply governments and ideologies do not a savior make. Religion doesnt do much for the world either. Faith in Christ and adherence to his word was never meant to be a religion but a way of life. Democracy is a form of government not truly a way of life. If democracy has provided us with the freedoms we know up to now it will be our misuse of those freedoms that will spell our doom tomorrow. The bottom line is that the U. S. and the world still need a savior. Let us hope they find Him before there is a crash that no one can recover from. Do Men Just Want Mommy?
By Barbara Wright Abernathy Accomplished women are losers in romance claims NY Times columnist Maureen Dowd in her column titled "Men Just Want Mommy." She says powerful men want to marry women who are caretakers like secretaries, assistants, nannies, flight attendants, etc. Are powerful women really at a disadvantage in the marriage market? A University of Michigan study found that men prefer to marry women in subordinate jobs than womem who are supervisors. Another study by British researchers suggests that successful men would rather have traditional wives, more like their mothers. They also reported that the higher a woman's IQ, the less chance she has to marry. Dowd wonders does this mean "the more women achieve, the less desirable they are?" Despite the somewhat alarming conclusions we might draw from these trends, the answer is a resounding NO! Accomplished women can be winners in romance, but they have to set their sights on a different kind of man. The worst partner a powerful, ambitious woman can choose is a man who is just as powerful and driven as she is. High-powered men are smart to marry women who will support them, not compete with them. Successful women today need to discover that men who are willing to play a more supporting role make perfect partners for them. It's tough for most men to accept a woman who is more successful than they are, but not all men feel that way. More men than you think would be happy to be the head cheerleader for a powerful woman. The thing that keeps powerful women miserable in relationships is our own outdated beliefs. We've all been conditioned to want a husband who's rich and successful. However, as Gloria Steinem said, "Some of us are becoming the men we wanted to marry." If we continue to think that we should have an equally high-powered man for a partner, we are setting ourselves up for failure. Put together two strong personalities who both like being in charge and you have a recipe for relationship ruin. It took 30 years and 3 divorces before I discovered the truth about this for myself. Now I am happily married at last to a man who supports me and is proud of my accomplishments. He is happy to let me be the leader at home as well as at work. He does all the housework, too! So what if he earns less. The only difficult part for me was accepting the fact that he likes me to be in control. And that he is no less of a man because of it. With that acceptance I have settled comfortably into the best and longest relationship of my life. As more women out-earn their men the woman led marriage will become more common. That's why my husband and I are coming out of the closet about our relationship. Powerful women need a different kind of partner and a different kind of relationship to be happy. Printing Your Own Wedding Invitations? A Must Read Article Before Your Print!
By Kim Lapp If you are a bride on a tight budget there are ways to cut corners if you need to. One way is to think about printing your own wedding invitations. If you decide to print your own invitations there are a few things to consider before purchasing your invites. Paper Weight - The amount of postage to mail your invites will depend on the size and weight of your wedding invitations. The paper weight of the blank invitations means the standard weight of 500 sheets of standard size sheets (17.5 x 22) in pounds. For example this means that 500 sheets of standard size 20 lb. paper stock would weigh 20 pounds. Because it costs more to produce and transport, the heavier weights of paper usually cost more than the lighter ones. They also cost more to mail which can be an important thing to consider. Wedding invitations come in a few different paper weights. I recommend 65 to 70lb. card stock. This enables a little bend in the paper for an ink jet printer otherwise if the paper is too thick it will not feed properly through a printer. Size of the invitations - When printing invitations you should choose a size of invitation that can be easily formatted for your printer. Some invitations such as square invitations can be very hard to figure out the dimensions for printing. You might find yourself wasting valuable invitations trying to get the wording for your invitation exactly centered inside the invitation. I suggest a flat card invitation that is 5 x 7 . This size is perfect for printing with a laser or an ink jet printer. Ink Jet or Laser Printer Compatible? Make sure that you find out if the paper stock of the invitation you are printing is compatible with the printer you are using. If you are using an ink jet printer you will need a more flexible paper, lightweight card stock is best for an ink jet. Laser printers can handle a heavier weight of card stock but I wouldnt go t0o thick otherwise the invitations will get jammed in the printer. Tip: Order a few samples of the invitation to make sure that your printer will handle the weight of the invitations. Software to use for printing When printing your own invitations you need to format your event wording on a computer using word processing software. Microsoft word is software that is very popular and easy to use. Template - The invitation that you order should also include a link or attachment to the template for the invitation. This will enable you to quickly format your wording and send it to the printer in a short time. Nothing is worse than wasting half your invitations trying to get the layout correct. If you do not have a template for your invitations, www.masterpiecestudios.com, has a large selection of free templates and printing tips to download. Tip: Save your invitation and cut a few pieces of white typing paper to the size of your invitation and use them as the test invitations when setting up your template. Verses - If you are unsure about what wording you would like to have on your printer. I found a really helpful site, www.verseit.com, that has many verses for just about any event. Order more than enough When ordering your blank card stock be sure you to order a little more than your need to send out. I always suggest twenty more invitations than the number of guest addresses. This will give you a little extra for addressing mistakes or if you find a few more guests to invite. Outer and Inner Envelopes If you decide you would like to have outer envelopes with your invitations make sure that you get the exact measurements of the envelope that is sent with the invitations. The envelope that is included with your blank invitations will be the inner envelope. The envelopes that you use for outer envelopes should be an eighth of an inch larger than the inner envelope. What about the enclosures? The size of enclosures is approximately 4.5 x 3.50. Most printers will not print this size of card because it is too small. What you need to order is postcards that are four to an 8.5 x 11 page. The technical term is 4-up postcards. The envelopes that fit these postcards are A-2 size envelopes. The postcards are perforated so that once you are done printing you can detach them from each other. You can find them in just about any color on the internet and in many different themes.
